How to write an Airbnb listing description that converts

Guests decide in seconds whether your listing feels trustworthy. A converting description is scannable, specific, and honest — not a novel and not a keyword dump.

Open with who the stay is for and the primary outcome: remote work, family reunion, quiet couples weekend. Then ground it in place: neighborhood character, transit, or a landmark — without inventing proximity.

Use short sections: Space, Sleep, Work / leisure, Neighborhood, House rules. Mobile readers bounce when faced with a wall of text.

Prove claims. “Fast Wi‑Fi” is weak; “~300 Mbps Wi‑Fi, dedicated desk, monitor on request” is stronger. “Close to downtown” is weak; walking minutes or transit lines are stronger — only if accurate.

Amenities belong in the amenity list and in prose when they change the trip (EV charger, crib, full kitchen, pet policy). Repeating every amenity in the paragraph wastes attention.

Compliance matters: avoid guaranteeing investment returns, misrepresenting capacity, or copying another host’s unique text. Misleading copy creates refunds and policy risk.

AI can draft faster — it cannot verify your floor plan. Generate a draft in Xstaywise Listing Studio, then edit facts. Run Listing Score to catch thin titles, weak image signals, and risky phrasing before you publish.

Share your Listing Score card when you improve a weak dimension (photos, amenities, title). The public score page is a simple way to track progress with a co-host.
